What are your application requirements?

To qualify each household must make at least 3x the monthly rent (gross pay) and run a full background check including credit, criminal, and rental history.

Are there any bed restrictions for the apartments?

Yes, we do not allow water beds in our apartments.

How much is the security deposit?

Our deposits depend on the background check and can be either $750 or $3000. We also offer a deposit alternative where residents can pay a smaller monthly fee for the length of their tenancy instead of paying the lump sum up front.

How much of the security deposit is refundable?

The security deposit is 100% refundable if the terms of lease has been completed and there is no damage to the apartment.

Is there an application fee?

There is a $35.00 application fee per adult in the household and a one-time $99.00 Administrative Fee.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

When is rent due?

Rent is due the 1st of each month and Late fees are applied after the 5th of each month.

How can I pay my rent? What forms of payment are acceptable?

Rent can be paid online through the resident portal or in the office with a money order or check.

Is there a late fee for overdue payments? Is there a grace period?

There is a late fee of $50.00 added if rent is not paid by the 5th of each month.

Is renter's insurance required?

Yes, each resident is required to provide renters insurance.

Are utilities included?

No, Residents are required to have Electricity in their own name and are billed back monthly for the remaining utilities (water, trash, sewer, and pest control).

What utilities are not included in the rent?

No utilities are included in the rent.

What is the average cost for utilities each month?

Electric is provided by Kentucky Utilities and is expected to be in the resident's name will vary based on their individual usage. Conservice is our utility billing company for water, sewer, trash, gas and pest control and the average for this bill can be between $55-$80.

Are the apartments furnished? What is included?

No, we do not offer furnished apartments. But do have options for applicants interested in renting furniture, please call the office for more details.

Are corporate rentals available?

Yes, we do offer corporate leases. Please contact the leasing office more information.

Under what circumstance can a landlord terminate your lease?

We can terminate the lease for non-payment of rent and for any lease violations.

What happens if I need to move out before my lease expires?

Lease termination requires a 60 day notice and an early termination fee which equals 2x your monthly rent.

Are there any fees associated with moving in or moving out?

Penalties covered in the lease contract will be exercised

Can the apartment be listed on AirBnB?

What are the occupancy limits?

We follow the fair housing guidelines of 2 heartbeats per number of bedrooms.

How often is there a rent increase?

Rent is subject to increase at the end of each lease term.

Monday-Friday 8:30am-5:30pm; Saturdays 10:00am-5:00pm

The clubhouse is open during regular business hours.

What are the hours for the fitness center?

Our fitness center is open 24 Hrs.

What are the hours for the pool?

The pool is open from 10am - 9pm seasonally.

Pinebrook offers several amenities for your enjoyment including a sparkling swimming pool, large laundry center, game room, fitness center, club house, business center, movie theater, dog park, basketball Court, & tennis court.

I have a noise complaint. Who do I contact?

Noise complaints during business hours are called into the leasing office (859-272-0645). After hours noise complaints can be called in to our courtesy patrol (859-230-7276).

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Residents can smoke on their private balcony/patio or inside their unit.

I need emergency maintenance. Who do I call?

Emergency Maintenance requests must be called in at 859-272-0645

Non-emergency maintenance requests can be called into the office at 859-272-0645, or residents can submit their requests though their resident portal.

Do you allow pets? What is the pet policy?

Yes, we love our furry residents! We do have a 2 pet maximum and breed restrictions. Please contact the office at 859-272-0645 for more details.

What is the parking situation?

We are permit parking only and offer visitor spaces for guests.

Is there a fee or permit required for parking?

There are no fees but a permit is required for parking.

Visitors must park in the labeled visitor spots located throughout the property.

Are there building quiet hours?

Fayette county quiet hours are from 10:00pm - 7:00am.

What decorations or changes to the apartment are prohibited?

Can residents put personal grills on their balconies?
